Hi Prabin, what type of investing are you looking for? What markets are you interested in? If you could provide some clarifying answers, I would be happy to point you in the right direction. I'm, personally, an investor in Midwest markets were I can still cash flow immediately. I've also found good appreciation in these markets. Happy to connect and share from my experience.

I've done it multiple times as that's how I normally structure my BRRRR deals. Pay cash for the property and the rehab, then do cash out refi.

Hi Zak, I’m a newer investor myself but I do have 9 doors in a couple Midwest markets (Memphis and Detroit). In terms of cash flow, it’s definitely possible in the Midwest. In fact, every property I buy in the Midwest has a rent to price ratio of 1% or better and cash flows day 1, assuming a 20% down payment. Happy to connect and knowledge share if you are interested.

I target about 15% cash on cash in all my deals in the Midwest. I have 9 doors across the Midwest and they all do a minimum of 10% but usually it's around the 15% mark after a refi, since I normally do BRRRR style deals.

Hey Joseph, great name ;-). Analysis paralysis is real and probably the main reason many would be investors never get started. You will never find the perfect deal, there will always be better but its better to just go then to wait for mr perfect.

I'm a newer investor myself with 9 doors across the midwest markets. If you are interested, would be happy to connect and knowledge share on what I'm seeing in the markets I invest in.

I think a 30k payout is great. Would take that on my flips but the big question is, how much work will it be for you? If its becomes your full time job for the next 6 months, then no, I wouldn't do it. However, if you have a team in place to help you with flips like I do and its nearly passive, I would take that pay out every time. Another thing to remember though, in this market, properties aren't selling for what we "hope" or their ARV. So have strong comps to show that it will actually sell at your expected price.

Hi Shaheen, I'm a big proponent of doing BRRRRs in lower priced midwest markets. I currently own 9 doors in the midwest (Memphis and Detroit) using both Turnkey and BRRRRs to scale my portfolio. Overall I'm happy with these markets and would be happy to connect and knowledge share.
