Nobody can say for sure if its "too late". All I know is the socal area doesn't have good rent to price ratios so its like you will be in a large negative cash flow situation. This will probably mean at least 1k or more out of your pocket every month and if some kind of emergency happens, you will be in a really tough spot. This is exactly why I've been staying away from markets like LA and focusing on midwest markets. I'm based in Seattle, so similar situation. However, other than my primary, I've been only investing in Memphis and Detroit where I find cash flow positive deals and appreciation has been good as well. Hi Cory, I'm not sure which markets you were interested in but I've purchased "turnkey" properties in both Memphis and Detroit. Like you mentioned, the equity is less, but the stability causes less headache. Happy to connect and knowledge share about my experience in these markets.

I'm not from the Bay Area, but I'm based in the Seattle area so its also crazy expensive where I live. I've been investing in a couple Midwest markets since late 2020 (Memphis and Detroit). I've scaled to 9 doors across those 2 markets. To be honest, if you have a solid team in place in the market of your choice, thats half the battle. This way you have "boots on the ground" that can help evaluate, walk and manage properties. Happy to connect and knowledge share if you are interested.

Hi, I'm not too familiar with the Minnesota area. However, I'm in a similar situation as you where my area (Seattle) is much too expensive so I've been investing in other markets (Detroit and Memphis). I have 9 doors across those markets now. Happy to connect and knowledge share.
