Hi, I'm not too familiar with the Minnesota area. However, I'm in a similar situation as you where my area (Seattle) is much too expensive so I've been investing in other markets (Detroit and Memphis). I have 9 doors across those markets now. Happy to connect and knowledge share.

I agree with all this having 9 doors in the midwest. However, there are downsides that should always be discussed, i.e. lower quality tenants, older homes, etc. I also think the appreciation is an undervalued in many midwest markets. Over the last 5 years, markets like Memphis and Detroit (where I have been investing) have performed on par with "appreciating market" like Seattle and the Bay area.

I haven't used rent to retirement yet. I found their numbers are accurate and their prices are a little high. I've used other turnkey providers and its nice a full end to end team on the ground. Happy to connect and knowledge share if you are interested.

120k is plenty of capital in the right market. In midwest markets where I shop, my average purchase price including rehab is lower than that. I have 9 doors across Memphis and Detroit. Happy to connect and knowledge share if you are interested.

Getting all your money back and still be cash flow positive? That is literally making money investing nothing and doing nothing. You can't ask for better in my opinion.
