Hey, I’ve done both turnKey and BRRRRs and have scaled to 9 doors in Detroit and Memphis. I am also close to finishing my first flip as well. Would be happy to connect and knowledge share or help in anyway.

Hi Alyssa, I’m based in the Seattle area and mostly invest in Midwest markets (Memphis and Detroit). I have 9 doors there and about to close on my first flip there as well. Overall, it’s been a good experience. I would say the key is having a trusted team on the ground to help you. Without it, you will be going in blind. Hi Teahjsia, I’m based in the Seattle area but have a portfolio of 9 doors across Memphis and Detroit. I was able to scale through a combo of BRRRRs, turnkey and everything in between. I think using a heloc is a sound strategy, but be sure you find a deal where you can cash out refinance into a more stable loan. HELOCs usually have a rate based on market which can bring instability to your numbers. Happy to connect and knowledge share if you are interested.

Hi Richard, I have properties in Memphis and Detroit (9 doors total). My average cost is roughly around 80-90 all in (including rent ready rehab). And my average rent is around 1200/month roughly. All my properties cash flow after mortgage and other expenses. Would be happy to connect and discuss these markets if you are interested.

Depends on your goal. Quick math I think you will have a very low monthly ROI. So, I'm estimating your monthly ROI will be very low, 2-5%. People can be ok with that if they believe the appreciation in the short/long term will outweigh low monthly ROI. The issue with this is HYSA will probably produce better ROI for now. Of course, if you are confident in the appreciation, seems ok to me. Do you live in the Philly area? Is that why you want to purchase there?
