Getting all your money back and still be cash flow positive? That is literally making money investing nothing and doing nothing. You can't ask for better in my opinion.

 I've scaled by doing both turnkey and BRRRRs. I'm also working on my first flip right now in Detroit.

For rehabbing costs, do you have a contractor friend that can take a look at pick or better yet, walk the property to give you an estimate? For the cities I invest in, I work with a team on the ground that helps me estimate all the costs so I can make a decision remotely.

Hi Penny, I live in the Seattle area, but have 9 doors across Detroit and Memphis. I have also looked extensively into Cleveland as well. All good markets to get started in as long as you have a good team in place. Happy to connect and knowledge share if you are interested.

I'm based in the Seattle area, but invest mainly in the midwest. For me, its about having a trusted team in place. Without that, you are basically going at this blindly.
