Most that I buy are under $50,000, and rent for around $600-$650.

Find a wholesaler in Ft Lauderdale. Ask your sister to join the local REIA.

I agree with Marie Poe, except for the part about Realtors. Isn't their role to find the highest selling price for their customer? By the way, I am licensed. I recommend REIA, and driving for dollars.

You have decided it would be nice to learn to fly. You are standing on the runway. You say, "I think I would like to start with that 747 over there. I want to solo first. Can anyone please tell me how to open that funny little door?"

Start with a single family 3/2. Build from there.

Congratulations on planning ahead with real estate though. Done right, it will serve you well.

I have heard two differing opinions on how many seller finance deals you can do in one year. 

One source (On this forum) says absolutely no more than 3, with or without a Licensed Mortgage Loan Originator. 

Another trusted source says no limit, as long as you employ a Licensed Mortgage Loan Originator to write (and vet) each deal.

What is your opinion?
