When I find a deal, if I haven't sold it in 7-10 days, I go nuts. Once, I even consumed an adult beverage, in frustration over one that didn't sell in a week. If the deal is good (and, as a wholesaler, you should only offer great deals!), it should go in a couple of days. That assumes selling it for cash to a buyer-seldom to an end-user.

I think "If you build it, they will come". In other words, I think you start with the deal. The very good deal. Start by offering thin deals, and you may have a short career.

Property Appraiser website

Title search

Call City/County for unrecorded liens, such as utility liens

Walk the property. Talk with neighbors.

Hire a professional property inspector, unless you know construction.

Look at comparative values, such as MLS, Zillow, Eppraisal, Trulia, others.

Let Seller make the first offer.

Practice dropping your jaw and rolling your eyes before a mirror. LOL

Practice saying, "Wha-a-at"? LOL

Make sure Seller is truly motivated. Never deal with non-motivated sellers.

Don't offer more than 50% or 60% of value-even less, if you can. I buy most of my properties at a level that allows me to SELL for around 50% to 60%. You make your money when you buy.

When you say ARV, do you consider that value the same as what you will actually sell for?

What is cost of hard money loan?

Unless you are highly experienced, I might suggest you are putting a lot at risk here. I might suggest a smaller deal, if this is your starting project.

I have tested PO Box and home address. I find no difference in response. Presently, I prefer PO Box.

I have never had angry people. My letters are very professional. I do not put a condolence statement in my letters.

I will second what Roland Palcely said. Almost anything is possible. This is not the way to start. Start small, start local, start with a bread and butter 3/2 in a blue collar neighborhood, as a rental. Learn the ropes. Do some more. Get some "stories", and experience. Be active in your local REIA. Read lots of books. Stay away from expensive GURU's. Then start wholesaling, if you wish. That's my best shot.
