The top unit will rent for about 1,600 and the basement will rent for about 975-1000 and no they’re not egress windows, but that’s pretty common around Colorado.

Hello all.

like I said, single family with the basement as another unit in Northern Colorado. Ill be house hacking it. All the utilities are billed as one household. As my first property kind of scary. (But I'm not scared off) The house is a 2bd 1ba and 1bd 1ba in the basement. The house needs some love and needs to be re-wired. The breakers and all. (they're all knobs) Other than that its in pretty good condition. 

I asked for 5,000 at closing to put towards the re-wiring. If I don't get that it won't be a deal breaker. I will be paying 292k with a VA loan. I will also have 40k from the sell of my first home for reserves.

I guess what I'm asking dose this deal sound like a good deal or should I keep looing?

I’m no where close to you, but I was just reading your post, and I was just thinking maybe you could down grade your living situation so quitting your job would not be so hard on you and your fam. Thank you, I was going to house hack and even look into renting out by the room in the other unit. But I’m still waiting on the lease agreement to see if I will be able to evict the tenants. In the meantime still looking for someone’s problem they don’t want to deal with anymore. Thanks again

Yes it is the duplex in Evans. I wanted to house hack but they are both rented out. And so I need to look at their lease agreement. Waiting on agent, and yes it would be a VA loan if we could move in there.

  i’m not sure about the other expenses though.

Looking to buy a duplex and both units are rented out already. I was looking to house-hack this property, so I called my agent and set up a time to look at the property. When we went to go look at the duplex both tenants were home, and inside the unit. (Very uncomfortable) You could smell marijuana in the first unit, and the second unit was poorly taken care of. (This is a re-build) How do I go about evicting both units?

Selling my house in Northern Colorado (Greeley) and looking to buy a duplex. The agent I know and was talking with, did not have her customer service on point. So I’m looking to talk/interview with some new agents. Thanks
