Post: Self storage deal?

Hey guys so I came across a newly built storage facility for sale. I wasn’t looking for it. I’ve actually been looking for long term rentals for my first deal but I thought self storage would be something really cool down the road. Anyway, I came across a 64 unit facility built in Southern Ohio and really just wanted to see what you all thought and what I needed to know in order to figure out if it’s a good deal or not. They’re asking 350k for it. I know I don’t have much info but hoping I can get some advice on it. I included a pic of the units but hate really all the info I have. Thank you all!

Hey guys,

So I ran across a guy I really like named Preston Seo I started following and then realized he offered a course for learning AirBnb arbitrage. I thought this seemed like a pretty solid way to get some cashflow and roll it into eventually owning Airbnbs and or long term rentals. The course seems legit but I just can’t find any real reviews other than people he interviews which I tend to trust but also don’t want to be too trusting. My wife I skeptical so I figured some people on here might know about it or have tried it and I would like to hear some reviews on his course. It’s only $2500 and he says the team will look at your numbers for each of your deals just to make sure you have done them right which is basically the biggest draw for me but there is other content offered as well. Anyway, if you guys have insight in his course I would really appreciate it. Thanks!

A couple things are holding me back. First thing is the battle of whether I should pay down some debt (school loans) first. Right now I pay close to $800 a month in school loans. At first I thought I should be debt free before starting but that’ll take me forever to do.

Second, lack of cash reserves. I think I’d feel safe going ahead and doing a traditional loan on a property if I found a good deal even with my current student loan monthly payments. But I

Don’t have near the cash to have 20% plus some extra in case repairs are needed or backup for future expenses. I’m just not sure even how much would be a good start to have saved before investing I guess.

Between these two things I just keep seeing myself putting off investing in real estate. Any words of encouragement or advice?

I was curious if there is anybody in the Lancaster Ohio area that recommends a good realtor for buy & hold investing? I'm jusy getting started and I want someone who knows a good deal when they see one and is trustworthy to work with. Thanks!

Hello BP friends,

So I have recently discovered BP and I am really excited about it. I do not currently have any investment properties. The only real estate I have purchased are the homes I have lived in. I have a couple newbie questions. 

I think I am mainly interested in buy & hold properties. I am currently trying to save up so I can have that 20-30% down payment, as I do not have much saved right now due to recently purchasing a home. I am not a realtor but I was curious if there were any other ways besides your typical sites like Zillow and Realtor.com to find property? I have also looked on Craigslist but am still finding the same homes. I do drive around some on my free time too but I didn't know if there were any creative ways online to be able to find deals? Would joining a real estate investor's association be a good idea? Are there any criteria for joining a REIA or can people like me who don't have investment properties also join? Thanks in advance

I appreciate your input Bill. I didn't figure it would be a reliable source to go by. I am currently reading some of the BP books and I hope to learn from those as well as by looking in my market. Thanks again
