Jason, I could not give a stronger recommendation for Praxis Capital.  We have invested in numerous deals with Brian Burke and his team over the past several years and could not be happier with the performance and quality of reporting.  Praxis is the gold standard that I judge all other sponsors by due to their conservative underwriting, operational expertise, and integrity.  

Just bought tickets and the wife will be happily attending with me this time.   Looking forward to seeing everyone!

We started doing M2M leases (our RE attorney recommended) assuming no rent control ordinance because it's easier to deal with a tenant from hell.  And you will get one of those eventually.   If your tenant can't or don't want to pay (professionals) nor move out, that fixed term lease won't do much to protect the landlord.
