Im working on a probate deal where the administrator of a property wants to sell the property but the deceased owns a unit not the building . Can i do the deal still ? And if so what method to use

Hey I’ve been doing the Bandit Sign Method for a while and have gotten a few calls but have not yet closed on my first deal .So now i want to change my stradegy & Start the Cold Calling Stradegy Method but don’t know to much on how to / where to find Sellers to call ... Can anyone direct me to some website or places , ways to best get leads to call?

Can someone help me with situation please ... So a lady mother is about to be deceased due to bone cancer and her house is about to be foreclosed in September. The mother didn’t put the house in anyone name for when she pass & The Lady is trying to figure out how do she go about the situation. Her mother is in the hospital and can’t move or talk but the Daughter wants to put the home in her name and sell it to me or else the home will be foreclosed . Can anyone help me help her?

Hey i got this new deal and this guy owes 6 grand on a property in taxes ... do i put that in my closing cost or does it come out his check when he gets the money during a wholesale deal ?

Hey guys Im a newbie and have a quick question lol , When you are calling the Motivated Seller Back after you ran your numbers and have what you can offer , How do you go about telling the seller your Offer ? Like what do you mention so that they can see why your offering what your offering ... I’m thinking saying “ Hello , I ran the numbers & i can offer 40K for this property “ is a little to newbiesh and bland and can make the seller say no to the offer ... could someone help me out with a little script so i can sound like i got some skin in the game lol ?
