@Andy Engel Karina destroyed the MS gulf coast for the most part and there is just fear of redeveloping back to the glory days and this happening all over again. My advice would be if I was to invest in MS gulf coast (which in the future I do plan on) I would invest in Biloxi (where all the casinos are, minor league baseball team, two of the largest car shows in the nation are held, and huge spot for MS schools and college spring break). Or Ocean Springs, smaller town but the most charming on the coast.

@Andy Engel yes the gulf coast is booming currently and doesn’t plan to stop any time soon. The county I live in is top 10 in the nation for growth and job growth. MS job market isn’t as plentiful as where I live. I’m probably 1.5-2hrs away from the location of your property. MS doesn’t invest in the gulf coast the same way AL does. Sorry for the delayed response my BP app hasn’t worked correctly since I’ve downloaded it.

@Dennis M. Neither one of them use social media. Have accounts but are not active. Use it to stay in touch with distant family memebers. None of this was caused by the actual tenants. Guy #1 and his dad got into an argument about something they had in storage so while they were both at work guy #1 dad broke in through the bathroom window to get disputed object and left to go back home where he lives in Tennessee.

@Dennis M. All your questions are answered in the post. Firsts month rent and security deposit . Guy #1 is 34 and guy #2 is 30. Both guys are signed into a lease and screened.

So I have a cottage I was looking to lease and ended up putting two guys in it who are friends. Guy #1 moves in and shows his dad from out of town where he‘ll be living who is in town for Labor Day weekend and to clean out a storage so he can get back out of town. Guy #2 hasn’t completely moved in, helping his mother move out of her place. Guy #1 texts me at 3:11am saying “my dad broke into the cottage, bathroom window is demolished”. Holiday weekend, no contractors are available to replace the window. I mean this thing is fubar. Guy #2 paid first months rent and security deposit, guy #1 has no money vested into this yet. They both signed the lease and understand that all damages are to be paid for by security deposit. Not only all that, guy #1 father destroyed the neighbors mailbox as well and they had the cops out there to files charges and whatnot. Should I just evict these guys? Been there four days, ruined my bathroom, messed up the neighbors yard and have made me look like a complete *** to the neighbors. Would you already evict or fix everything and forget?

I have a vehicle with a bank loan and was wondering what you would do in my situation.. Should I sell it to lower my DTI and get out from underneath the monthly payment and monthly full coverage insurance payment so I could proceed with another deal in the next 6 months? Only problem with that though is I have no other extra vehicle so I would have to use my personal savings that I plan on putting towards my next deal to get a vehicle and that would wipe out all of my capital. My plan is to put 20% down on my next deal so the capital is important to me.

@Ron Gallagher Mobile, Alabama, two or three B or C class homes in decent areas. Fairhope, Alabama, one A or B class home under 2000sqft in a good neighborhood. Some homes in the right neighborhoods will be 1500 sqft near the bay selling for $400k+.

@Robert Fisher metal roof you could possibly do yourself, better designs. Last 3-4 times as long. More In price but it would definitely help the selling point adding in “brand new metal roof”. They can last 50 years+, and *most likely* never have a head ache if flashings are done correctly.
