@Brandon Shindler I've never worked with JWB but they are one of the larger players in the area. I have had terrible experiences reaching out to their property managers regarding rentals and making offers on dispositions of theirs.

That being said they may just not like working with other agents.

Did you end up using them?

Hi @Collin S. I have heard that you can do conventional loans as low as 5% down in some scenarios but I don't know if that would apply with your particular situation.

Some local lenders I recommend are:

Hi @Account Closed on this issue. As long as CDD, HOA fees are calculated into the deal and your numbers still work then I don't mind them. HOAs are good for the community if they're managed well and if you're the type to purchase several properties and you want to target this community I would recommend becoming involved in the Board. I met an investor locally who owns a condo in Nature's Hideaway and he became president there even though he doesn't live in the association. He now knows exactly what is going on and can use whatever influence he has to ensure that the community stays up to par and he retains the value.

Regarding pools for buy and hold properties we avoid them in general because of the maintenance and liability.

For a primary residence I'd buy whatever you want to live in.

@Clayton Plank do you mind sending me the contact you worked with in Ameris. I've been looking at Ameris for a while and I just recently learned that they can do electronic closings through certain closing offices here. That's a game changer for me since I work with a lot of out-of-state buyers and sending a mobile notary and waiting for the originals docs can be a pain.

I'm not a wholesaler myself but I work with investors and we've closed deals with wholesalers as well.

I recommend All Florida Title and we've closed deals with Sunshine Title as well.
