Hey @Konrad Wallerstein we use a property manager for all our investors but being local I would probably self manage a few rentals here myself as my portfolio grows. I lean towards @Robert Hetsler that professionals are worth their fee and I would only self manage in order to learn more about the process but if you have the time and you want to go for it...

Get your paperwork in order - make sure you have a strong lease and rules/expectations.

Market well - signs, Zillow, craigslist.

Process - Have a good system for showings, applications, interview and acceptance.

Bookkeeping - make sure you set up your books well from the get go

Inspections - make sure you schedule quarterly inspections to make sure the property is maintained properly and you're aware of its condition.
