Post: Camper Vans, #VanLife, and How to Begin

Hi everyone,

I'm trying to narrow down how I'm going to invest further in real estate. The question I keep seeing and hearing is, "What are you genuinely interested in?" For me, I'm interested in converting and renting out camper vans.

For all of 2021, I lived in a van and traveled the U.S. I attempted to build out the van myself but I failed and everything fell apart while I was on the road, lol. I got super lucky and ran into some people who helped me build out my van for completely free. I got burnt out of Van Life eventually, sold the van for a good profit and now own a duplex.

I miss the thrill of converting a van, traveling in it and then selling it. I love the idea of renting out vans to other people so they can experience the highs and the lows, too. I learned that I can't build out vans myself, and I'm not sure what kind of carpenter would be able to build one out for me (I'm not sure how I'd contact the people I met in Florida).

I'm curious to see if anyone has experience either renting out vans or converting vans through carpenters. Please feel free to respond to this or shoot me a message! Anything helps.

@Benjamin Sulka Oh congrats!! Hopefully you find a deal that has the same outcome! I don't have much experience by any means, but I'm happy to help if you ever have questions!

@Kyle Spearin Currently trying to figure that out, actually! I'm feeling decision paralysis pretty heavily 😂

Post: Looking for a Mentor - willing to pay or take to lunch/coffee.

Hey everyone! I'm currently looking for a mentor to help guide me through investing in real estate. I have a good chunk of money that I'm wanting to put into real estate and I'm trying to decide if I want to focus on short-term rentals, mid-term rentals, long-term rentals, flipping or wholesaling. My current job is extremely flexible so I have time. I'm hoping for real estate investing to become my full time career within the next couple years. I own a duplex already and have tenants for one side while I live on the other. I'm noticing myself begin to get decision paralysis regarding the next investment I'm going to make.

If anyone is willing to chat more and/or willing to mentor me, please reach out! It would be a huge help. As I put in the title, I'm willing to pay. However, I'd much prefer taking you to lunch or coffee.

Thanks,

Josie

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $495,000

Currently living in one unit whilst renting the second unit. Our rent is roughly $4,300 a month. Tenants are currently paying us $2,050 a month to live in their unit, and they pay all utilities except for water, sewer and trash.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes. Issac Larson is our realtor and he was a huge help.
