Thanks Nick. On these properties if they are unoccupied do people usually look in through the windows to try to get an idea of what rehab needs done?
On a separate note, what do I need to do to ensure a clear title and no liens? Do I do a title search?
Lastly if a home is occupied and you win the auction, how do you get the current people living in it out? I've heard the "cash for keys" strategy on one of the podcasts and liked that idea but just curious on how that part of the transaction usually works.

Can anyone provide their opinion on using Auction.com? Last week I found a home by auction.com, went to the house to check it out and decide to bid on it. I ran the numbers and the plan looked great. The auction was set to start on 2/20. 2/19 comes along and I notice that the property is no longer listed on auction.com. Apparently someone put in a pre-auction bid. After I learned this, I also put in a pre-auction backup bid at the highest number I wanted to bid by emailing auction.com (per their instructions) and the next day found out that the bank accepted the first pre-auction bid. My question is: Is this normally how things go on Auction.com or do most of the homes listed actually go to auction? If homes normally do not make it to auction then I would think it kind of changes a person's strategy and forces them to submit their highest bid as a pre-auction bid first. Thanks for any advice.

Thanks @Rodney Kuhl! I'm more interested in Marion County as opposed to Hamilton County as I'm first starting out. What areas of Marion County are you having success in? Also, do you mainly focus on wholesaling?

Hello, my name is Joe Leonard from Fishers, IN. I got into real estate a couple years back when my wife and I bought our first condo in California. We did a complete renovation, lived in it for a little over a year, rented it for about a year and then sold it for a nice profit. We then purchased another condo which we lived in and are now renting while we live in Indiana (work related move).
I am interested in getting into the real estate investing market in Central Indiana in the form of buy & flip as well as buy, renovate and rent. I joined BP for the fact that I'm a young investor and am looking for advice & strategies in real estate investing.
