Newbie question here: I've heard of some investors posting an ad on Craigslist saying something along the lines of "we buy houses and pay cash...". I've seen signs in neighborhoods and on street corners that say this also. 

If an investor is to go this route and is contacted by a seller, how does the transaction happen? Do you need a real estate license to do this?

BP Community,

I recently learned about the strategy of "driving for dollars" on a BP podcast. Love the idea. My question is, once you find a home that is abandoned, how do you go about finding who owns the property so you can contact them to see if they would be interested in selling? 

I gave "driving for dollars" a shot tonight and found a couple places. I went to the neighbor's house, knocked on the door and spoke to one neighbor but she kind of looked at me in a very confused manner and didn't have any knowledge of the name of the owner or anything helpful.

BG Community,

I'm exploring options of purchasing a fix and flip through a wholesaler. I'm a newbie and have not done this yet. My question is, do wholesalers typically allow you to see a home before you make an offer? To me I would think this would be a no brainer that they would, but just am not sure on this. 

If no, any tips on how you can estimate repair costs? Some rehab costs I understand you can estimate from pictures but what about seeing the layout of a home to determine if you're going to need to knock down a wall and say rearrange a space? Thanks for any help anyone can provide.

@Jay Hinrichs@Nick L.@Elena JobsonThank you all for your advice. This is definitely a lot to take in and a bit intimidating. So from what I'm understanding, have a title company run a title search and also an O&E report as well as buy title insurance. Can anyone explain what a QCD is?

Also, has anyone heard of a site called nTrustent?

Thanks @Jay Hinrichs. Great info. So just to be clear, I don't have to worry about a property having any liens on it when buying through auction.com, correct? (Just don't want to end up in that mess as a newbie). 

Also, how are you going about getting people out of the house? Do you do the cash for keys strategy? Thanks for the help!
