Great work Manuel! If they are already have tenants, you could consider a 90 day rental guarantee held in escrow at closing. Looks like you have a solid ROI though, so already good on the entry. Your strategy after you acquire the properties is where you'll probably need to build in contingencies.

Great job getting into the ring. How you get the money is one thing, but I would advice against a condo being your first target because the refi rules on condos are more stringent. This is because the financial health of the condo HOA becomes a factor, and generally your % ARV is going to be lower for condos.

I would look at BP insights data. Also the big brokerages like SVN, CBRE, Marcus & Milchamp, etc all have pretty extensive market reports available free for the asking.

Are you using the BP BRRRR calculator? It handles this and then you can adjust your purchase price accordingly. That's how I do it.

Does the zoning allow for multiple dwelling units? If it does, then you'll add considerable value marketing it as such.

@Perry Leon...I have abused the old rental calculator. Now getting up close and personal with the BRRRR and Fix N flip calculators
