Great opportunity Santiago! The best part is you get to say and the beauty of the BRRRR method is that it can be a short term deal by deal arrangement. I say start with a straightforward debt deal, where you offer an interest amount 8-12%, cash him out when you refinance.

Keep it simple, find the deal, use the calculators to show the potential, assemble you team, get one deal successfully completed and you are off to the races! BE GREAT!

At the onset this is less than a 1% deal, which makes the final figures a little questionable. As long as you are confident about your numbers (which ought to include reserves, management, debt service) this would be a solid deal. Cash flow north of $200/door on multifamily is 👌. Also assuming $170 is LP,  your final numbers at purchase price will look even better.
