Cossette, I still use the old rental calculator. I did try the new one went it was released, quickly realized some features were not live yet or non existent and reverted back to the old one.

Interesting! I don't see any harm in that, you'd then simply high sub contractors. Only fear would be that it takes you away from your primary roll of ensuring deal flow. Additionally depending on your funding source, some may frown on you acting as your on GC. I still see more pros than cons.

They do exist Jonathan, but just like you noted the majority of wholesalers are in the SFR space. The numbers are simply in line with the diminishing pool of buyers, the higher the number of units gets. Complexity of the deals and inventory do play a roll too.

@Robert Armstrong Solid stuff my man! The new BFR are likely single family. Are you thinking small multifamily, or single family residences for the BRRRR?
