I use real. They are a very good brokerage with low expectations from you, hey are quick to respond and the tools they give you are great. Also, free signs, leads, business card layouts, and website (currently beta). I enjoy them.

Sounds like he is either too busy, or unmotivated. I would discuss terminating your listing agreement and finding another agent who is motivated.

Don't go at night. And don't stop with your doors unlocked. Cheap for a reason. Your tenants will want to pay cash, or section 8 and will probably end up robbing you when you try to collect.

You could attempt to subdivide the land with a Permanent easement for driveway access, then sell the main home on a smaller lot.

1% refers to 1% of the sales price. 200k home should rent for 2,000 per month. It's getting harder and harder to find such property in dfw, you can achieve it with fixer uppers, turnkey is almost impossible, but some deals do come up.
