Hi Sean, are you still using FUB now? I’m with KW and we have Command, but I feel I need something more simple since 98% of my business is with investors.

The best way to make it happen is to be an investor/wholesaler/agent.
If a property fits the 70% rule and makes a good BRRRR, I'm buying it. If I don't buy it, I will assign it. If I can't assign it, I'm listing it on the market. Every deal I get, goes through that funnel. You ultimately, need to be in the business Full Time. Part timers miss out on A LOT of deals. While they are at work, I'm working to find deals. If you are making less than 100k a year, I would consider becoming an agent and jumping all in.
I would recommend looking up Thach Nguyen on Instagram and following his stuff.
There are always deals out there. You might need to expand outside your market.

Congrats on getting started early! The first thing I would do is read "Set for Life" by Scott Trench. There is a bunch of people who are not set up financially upon graduation. As Remington stated, I would find and house hack a small duplex to start. This will get you set up and your feet wet. I would only become a full time agent if you have 6 months of funds set aside to live on. You will have months without closings. You need to be prepared for that. To be a full time agent, you have to be a go getter and it takes time. Honestly, the one thing that will set you up for success the most is getting out and networking with investors and agents. It helps to talk to people who have done what you are trying to do. I can tell you are motivated. Best wishes going forward! You will do fine!

You’re on the right path. I would recommend upgrading to BiggerPockets Pro or Premium to take advantage of all the resources. There’s not much that BP doesn’t offer.

30. 👍 BiggerPockets is what got me into investing myself. Then investing got me into the residential side. I got my license. It helps me tremendously on the investing side. I know WAY more now by being an agent that helps investors vs before. Now I do both! I love all things real estate. Best of luck!

I would also look at the Tuscaloosa area. Last time I checked, there were several properties that met your criteria. It being a college town is a plus in down markets.
