Hello, I'm a veteran that got into real estate as well. Make sure you check out the podcasts and read a lot. Learn about all the strategies and how to use OPM to invest. Make sure you know your market values in your area and always be willing to learn more because you can't know everything in this business. Check out your local REIA as well and if it's not good find local investors through the app. Remember to always be honest because the Investor business is extremely small and honesty counts. Hello BP community, So I have a dilemma. I found a duplex 4:2 in the Coral Springs area here in south Florida and it's a FSBO. The owner is asking for 290k which is way over priced for the property. I did some history on the property to try to stay some comps and noticed that he bought the property back in 2006 for 220k. I check on the Broward Appraiser website and didn't find any up to date transfer deeds or anything else other then the purchase deed. I checked on Zillow, Trulia, realtor.com and Redfin to see what properties sold in the last 6 months to year time frame but I didn't find any. The closest property that sold was a 6:4 and it sold for 310k. The other duplexes are advertised for 400k price range which is way too much. Next thing I'm going to do is check with a real estate agent for comps. Before that is there any advice that can help me? I called the owner and he said he was a landlord and tired of being one. Yes, I went to the BREIA to Learn about their mentorship program but the one they have is $27k. I would be fine with paying for it but I already spend 19k on the RIch Dad program. I figured at this point that I just need to educated myself as much as I can and hustle a lot to get ahead. Hopefully down the road I can make more relationships and meet my future mentor. @Rodney Morris Thankbyou very much for the welcoming! Good afternoon from South Florida. My name is Jose and I am a newbie here in the Real Estate Investing business. I can't wait till I make my first deal in this business. I've started my education about 4-12 months ago and just started listening to the Podcasts here on Bigger Pockets and I can say I love it. I've attended the REIA meeting and met a couple cool people so I can't wait to build on the relationships. I'm excited to learn more about this business because you can't know everything right. I got into this business after reading the Rich Dad, Poor Dad book while I was transitioning out from the military and went to a seminar hosted by the Rich Dad company where my wife and I signed up for the guru classes. Unfortunately, we can only get a mentor to come see us once. We're more of the, "Monkey see, Monkey do" type of people, or at least just me. I will find ways to improve his or her business some way. So if anyone would like to help us out that would be amazing! Either way, I'm excited to learn more about Investing! V/R Jose Rueda
