Hello guys! What is a good number to use for a water bill on a duplex? I know its probably hard to say but when analyzing properties what is a good number to use for monthly water and sewer? Thanks!

@Kyle Tom oh really? Lol you definitely know how life is here then. But yes! Traffic is pretty bad all the time. I’ll eventually find somewhere less congested once real estate opens up that possibility!

@Kyle Tom Thank you for sharing! I will try back in mid December to check on the updates. As of now, it seems like zillow is giving a bit more accurate information. I just wasn't sure if 2% tax rate was a bit high just because of the lower tax rate here in Los Angeles but seems like Ohio taxes are higher. Thanks!

@Marc Rice Thank you so much for the input! I noticed zillow was giving a rate of about 2.04% which seems more accurate to the rates you described as opposed to redfin or the other sites!

Hello everyone. I needed some help with property taxes in Columbus. What is the best way to estimate property taxes when analyzing deals. Is there a way to estimate the taxes quickly without having to call the county? I live in California and analyzing properties but sites like redfin or zillow have very different numbers. Thank you guys!

@Lara White hello and thank you for the input! I live in Los Angeles, CA and looking just outside of the main city to find properties that  are a little more affordable. I currently do not own investment properties but would not be opposed to investing out of state. I’m trying to learn at the best way to analyze a market and where to obtain that information. I’m looking for a small multifamily, triplex or fourplex preferably, and I’d like to go in the first deal without a partner and hold on to this property. I wouldn’t be opposed to self managing if it’s 1-2 hours from my home but anything farther than that I think a PM would be the best. Thank you!

Hello everyone! Need so help/advice. When   choosing where to invest, I’ve read and listened that things to consider are population growth, job growth, etc are important. What do you guys look for when deciding to invest and where do you obtain this information? Thank you!
