Yeah I was thinking about going the partnership route splitting the profits 50/50 on a flip I do all the work and manage contractors while the private investor who would be a family member puts up the money. I would even do 80/20 I don’t even care what the split is as long as I can get my foot in the door and start doing it I would love that.

I just don’t have the experience and there seems to be some sort of mental block in my head telling me “what if I screw up and underestimate my rehab costs” or “what if I can’t get the house sold on time” even though I’ve been analyzing my market for the past year now.

The reason why I’m not really considering hard money is due to the monthly payments on those loans. From what I understand you need to pay a monthly payment on the amount borrowed. And I’m only bringing home about $1200 a month from a part time job due to me still being in college.

Lack of experience and money. Currently 20 years old with basically no money due to recently paying off my car and having hard time believing I can convince someone to loan me $200,000 to do my first deal with no experience.

Maybe I’m wrong but that is the way I am seeing it.

Basically the title,

There is an old mobile home lot in my area that I am looking to reach out to the owner to pitch him a deal of me fixing up and selling the vacant mobile homes on his lot and keeping the profits from the sale. This would therefore improve the living conditions of his mobile home park and he will receive more in lot rent when I’m done fixing up the units for not time or effort on his end.

Would this strategy work? This would be my first investment so I’m trying to think a little out of the box here so feel free to critique my plan.

Hi Everyone,

I am sure this question has come up tons of times in other forums but, is it possible to purchase a property if the deed is already in my local town government's name? I was driving for dollars in my hometown and there is this foreclosure that has been foreclosed for a couple of years now and I am just curious if there is any way I can possibly get the property without it going to auction? Or am I out of luck and have to wait until it goes to auction? 

Sorry if this is a newbie question, I'm still learning lol.
