@Sean Ross,  thanks for breaking this down.  Based on your explanation, it looks like I fall into category 1 since I plan on repeating this strategy at least 2-3 more times.  

Hey BP community.  I've spent the last week or so trying to get the answer, but I can't get to the bottom of it.  Here's  a quick summary of my scenario:

I just completed a new construction and expect to close the sale within the next 30-45 days.  I plan on reinvesting the profits into another new construction, so I'm wondering if I can do a 1031 to avoid paying the capital gains tax.

Ideally primary, but if I can house hack a investment property then I’m open to that as well

Looking to build a two single family homes and sell. I already have both plots of land. I've been doing market research on recent comps and looks like SFR is the way to go but wouldn't be opposed to building a multi family if the market demand is there

Hey BP community, I’ve been doing my research on Okeechobee as a possible location to invest.  Not opposed to buy and hold but wanted to reach out for info regarding new construction. Does anyone have experience building in the area? What are the major hurdles with trying to build? I have a network I’m starting to build out but would appreciate any advice!!

Hey BiggerPockees community. I’m brand new here, but I’ve been listening to the podcast for a few months!! I have one real estate investment property under my belt, which I recently sold.

Purchased it in 2019 and did a full rehab on the first floor. Managed it myself for two years and had a property manager for the last year I owned it. I sold it once the market went crazy with hopes of using the profit to get into something better.

One general question I had as I begin to research markets to invest is what caused Atlanta to grow so much the past few years.  I’ve heard a bunch of theories on this, but figured I would ask here. Glad to be a part of the community!!
