However, being an investor myself and a realtor in the St Pete/Clearwater specializing in STR there is one trick I know that I offer my clients that most people don't know about this county...

@David Pai I would do the best rate as long as you are positive to hit your closing date. However, I rarely see competitive rates from big banks - I'm highly suspicious of the rate they're quoting so do your due diligence. Many lenders advertise par rates for say a single family but all that changes when the deal is more complex or zoned differently. Make sure the lender has history and knows the details with closing on a purchase like this before assuming their quote is accurate.

For me, I would definitely sell the co-op due to the restriction.  You could rent it out for 3 years and then sell, but considering it is outright owned by you I would sell ASAP as this is truly a historical seller's market.  (Not claiming that prices are for sure going to drop soon, but data is coming out every day suggesting not only a major slow down to price increases but potentially a recession that could quickly turn the tides in inventory levels).

Next, I'm assuming your flat you are currently living in is in South Australia.  If so, and you continue to live there, I think you keep it.  If you plan on moving back here, I'd consult with a local PM there and as long as you're going to cash flow well, would most likely keep (unless you are looking to buy something else and having the debt could complicate that but there are many solutions to that as well I won't mention here).

For your Tampa properties, this is tough. Again, this is an excellent time to SELL if you are planning or considering selling anytime in the next few years because you'll be selling at a high. If you wait, you could catch yourself in a totally different market and not get top-dollar or as quick of a sale (YBOR is gentrifying, but has a long way to go still and properties there do sit on the market much longer in general even in today's market). You will need to determine where your mother will live before making that decision of course. If you have a lot of capital, I would consider having major renovations done to them and have them rented out as STR's. My broker has a STR bungalow in Ybor and it makes around $3k/mo on VRBO with high occupancy rates!

Hi All,

Anyone have experience as a realtor on the Biggerpockets AgentFinder?  I am trying to see how I can add my profile to the pool but i'm not having any luck - any pointers?
