Thank you, I have thought about that idea but the owners is an older lady that wants the payment.
She doesn't even want anyone to see the property until you can prove and show her you are approved for a loan.

Check out USDA loans. They finance land and homes. If your bank doesn't do USDA loans contact a local mortgage broker.
Thank you first, for your time and second for the information. I will definitely follow up and ask about this loan type.
I found a land loan but it is extremely expensive for what I think. They want 3.5% down and 9.5% interest on the mortgage for a 25 year loan. Obviously I would refinance once I get the house built too increase equity.
Am I out of line thinking this is a high loan or is this about right for this loan type?

I just Got an LLC, I used Prime Corporate Services and they helped out alot. hopefully this can help.

Trying to get the down payment and then lack of knowledge/ doubt on how to pull the deal together.
Credit is not that big of an issue.

Hello everybody, Wife and I aretrying to purchase our first home and was looking for some creative ways to finance and purchase one. We are having some snags as the area we are looking in has the property (acreage) we want but a lot of the homes are either mobile homes or modular homes and we are approved for a FHA loan but it does not cover mobile homes.

Hello every one, been on this forum now reading every body's post and setting on the sidelines rooting and watch and listening to all the positive thing going on and finally stepping up to try my hand at our first home purchase.
I am a little skeptical about the market but see there may be an opportunity to purchase a place. My wife and I are wondering how hard it would be to get a loan to either build a home or purchase a Manufactured home after the purchase of the property. It also has an house on it yet small so that would be the ADU hopefully in the near future.
Any advise would be greatly appreciated.

I have been looking for awhile in the Independence, Ks area and recently started looking in Topeka as well.
My wife has me nervous as she says theres something wrong due to the prices of homes for sell.lol
I ha e found a couole of homes just need to see what the next step will be sp I will beaking some phone calls this week.

Hello, I am very new to this but have been researching the Kansas area, I am currently in California but want to start investing but to expensive here in California.
Would like to see if this would be a good area to start inhomes seem really cheap there compared to California?
