Depending on your goals and timeline, I would drive cheaper cars that you can actually afford and pay cash for. Then use the cash you have now to find a conservative rental property that you can rely on annually to bring in some additional income.

Columbus, Ohio is a top five appreciating city in the USA and is a great hybrid mix of cash flow as well depending on the areas that you are looking at. 

You can certainly find a BRRRR in Columbus, Ohio to fix up and turn into a successful STR.

This looks like a great deal. Adjusting the thermostat so you control it yourself and replacing the oil heat will give you a great ROI! Does it break the One Percent Rule, or how are the rents?

Hey @Tanner Kenneth Jenkins when you say you can afford a 20% down payment on a 500k property, have you taken into account all of the closings costs and will you have cash in reserves? Having cash in the bank will help mitigate the risk as this is also your first investment.

Do you know the process of setting up an LLC, how to structure a partnership and your overall business plan and strategy? I would be careful getting into a property without having all of those clear as day. Get your plan down, then look for properties. A deal will always be available.
