I think if you find a realtor that is an investor themselves and understand the numbers, that should be enough. If you are looking to buy the best properties possible, buy frequently  and get the highest return on your money, getting your license yourself will give you an advantage along with surrounding yourself with those in that environment.

Congratulations! Seems like you went into this deal for the numbers and executed properly. So much to learn from this post if someone is looking to house hack. 

I can send you a list of referrals for general contractors in Ohio if that would be helpful. 

I would definitely take advantage of the VA Loan and get started as soon as you can! Don't over leverage yourself and make the monthly mortgage a huge burden.

Have you considered that you can use a percentage of the rental income from the other units towards your monthly income for qualifying purposes? This situation is allowing me to get into a bigger property to house hack than I would be able to without it. 

You can never go wrong with some solid skip tracing and consistent cold calling for hours on a daily basis. 

Do you skip trace yourself, and do you have an online dialer? I would definitely advise cold calling as the first point of contact and maybe send a post card if the first few conversations go well. 

Private money, hard money into a BRRRR, house hack, partnerships. Have you tried any of these options? You should be able to make something happen with those.
