 Definitely hire an attorney to draft up the operating agreement. I also use the spreadsheet below to assign responsibilities and roles for a 50/50 partnership this way there aren't future stones unturned.

 Duplexes tend to cash flow better in Columbus versus single families. 

Reafco is an investor friendly brokerage there that has plenty of off market deals to check out!

I consistently execute the BRRRR method in Cleveland, Ohio on single families, 2-4 units and larger multi family. The deals aren't the issue here. It's the contracting. Take it slow and try small projects out first to build out your team before getting knee deep in a big project.

Congrats on your first BRRRR deal!

I have a rolodex of references you can reach out to. Also going to home depot or lowes early in the morning is a good way of finding contractors.
