realistically I don't think that it is worth evicting them for just late fees, unless they are horrible/"problem" tenets. I would probably wait and see if they are late anymore. to discourage them from paying late purchase them on a payment plan in which you add a few dallor extra on top of the rent payments for the remainder of the lease and only renew the lease if they continue to pay on time without any major problems.

Have you considered moving the back wall(the wall the fridge is on), that way you have more space and add the dishwasher; but, honestly don't think a dishwasher is needed unless the property you are looking at is outdated and the other homes have dishwashers. The real question you have to ask yourself is "is it worth the money and time to do it, and will it help sell or lease the property for a higher amount? "

Post: Secure Credit Card (Need Advice on picking the right one)

I need advice picking a secure credit card. Currently, I have no credit history and I would like to help build it up as soon as I can. Any recommendations on cards I should consider and card I should stay away from. I have done some research and seen some youtube videos but I have no idea if they are sponsored articles and videos that aren't telling the whole truth.

Can someone please help lead me into making the right desition?

PS- I would like to get a card that I can get back my secure deposit back once I make on-time payments after a few months, because some cards only allow the deposit returned after you close your account(but that is pointless because once you close your account all your credit history from the card is deleted)

Thanks in advance even if you couldn't help me....

I would say no because if the person you find to rent out finds out its not permited living space than they could try to use that as leverage to not pay ren; therefor the only person you could rent/ let stay is close family or friends because getting it properly zoned and up to code is a whole new can of worms (aka it can open a sh#!storm of problems and headaches).

I have a feelling it will pop really soon, probably within a year or two because nearly everyone who was hurt by the 2007 crash is now buying again at basically the same redicululy over valued home values; plus bankruptcies only stay on you credit history for about 7 years....

Post: What would you do? Investment strategy

What would you do? if you recently received a large settlement(over a million), got a great credit score of 770, have only a few hundred bucks of living expenses per month. What would you do with the money? Would it be best to invest in the stock market, real estate, or just leave it in the bank and collect interest. The real estate around cost as low as $25,000 in C- class nieborhood and as high as $250,000 in A class nieborhood. Would you pay cash or finance the property with a morgage. would it be best to invest in high end or buy a bunch of low end properties? If stock market would it be best to invest in something like the SNP 500 or mutual funds... If just leaving the funds in the bank and collect interest would it be best to leave it in a few small banks or just one or two big banks? (PS spoiler I am not the one who has $1,000,000, I'm asking for a friend who was in a car accident...and yes I know he/she should see a financial advisor before making final decisions)
It's a war zone and it's where everyone is getting thier fix; I would also say stay away from Stockton. maybe a safer bet to get deals is North Highlands and Antelope(just try to stay away from areas near Watt Ave.

Thank you all. I'm glad I asked, thanks  again to all the BiggerPockets members for helping me stay safe...

I would say that your best course of action is to not bring a contractor until you have an accepted offer; instead you probability should have a home inspection done to see if thier are any major issues that could cost you big in both time and money...

How do I make sure to not get scammed on Craigslist, Zillow, ect. while looking for a rental? Scammers have really got creative and scammed so many people out of thier hard earned cash... so how can I protect myself to from becoming a victim?
