http://www.city-data.com/ is a free site that helps find local data such as geological hazards(floods, earthquakes, etc), average household income, average SFH price, things like average duplex triplex, quadplex price, and basically everything that can help you all you have to do is enter your city in the search bar(it is good to compare the data to find the best place to invest based on the data)

You can't make any money on a mobile home because you don't own the land! Owning the land is key, the way McDonald's made their billions is by owning the land that their stores operated on. If I owned a property in SF and the market was at near/at their peak, I would sell it and either invest the profits now somewhere in California that cash flows most likely a multi family or maybe wait for the market fall back to equilibrium.

There is an island , floor is buckling on rear side of dishwasher , front side is fine

the best way to get it out is to either raise the counter(but if the dishwasher ever leaks again it will continue to ruin the floors) or break up the floor(and fix later) and slid out the old unit and put in the new unit. Also maybe the old dishwasher might still be good and just leaks because it is clogged and some units have adjustable legs

if the floor already is buckling than it's not really worth trying to save money and time trying to not ruin the floor since you might have to already replace them....

Why invest out of the country? If you have, for example 100k cash than you can get a multifamily property for 20% down so technically you could get a mortgage as high as 500k; but if you live in the property you can get a FHA loan as low as 3.5%. You are much safer investing out of state, rather than investing out of the country. I would say if you have family nearby it makes it alot less risky investing out of country. I personly think that it is to risky

before you buy do your homework, cash flow is NOT the rent-morgage=cashflow it is rent-expences-capital expenditures-vacancies..ect.- the mortgage=cash flow

  1. don't buy just because it cheap
  2. have money set aside to fix it up, so that you can rent it out
  3. if you want to scale don't do the work yourself because it takes longer and frankly a perfectional most likely would do it a much better job
  4. the longer you spend time rehabbing it, the more money you throw away because you are losing potential rent
