I would imagine having an open carry may shun some customers away but having a concealed weapon should make no difference and I would recommend one of you show in bad areas or abandoned buildings.
I'm not a realtor, but I always carry my kershaw blur speed safe knife in my pocket when I look at vacant units. I've ran into my fair share of bums/squatters looking at vacant units and was glad I had some type of protection.

Man mark, making me real jealous. I'm such a cashflow whore, I always worry about the holding costs and losing out on buy and hold opportunities to do a flips. And you also have my poster dream car, a Diablo!
Last year I finally upgraded from my 98 civic to a C6 but I love the gallardos but I have been sleuthing for a slick deal on a GTR.
Congrats man, I always say to aim high on the goals. Screw the haters : )

I don't have a general contractor but I have a lot of good subs.
I have someone for roofing repairs (ryen's roofing), installing challenging doors like sliding doors or French doors (whallo).
I also have a great handyman ($15/hr but excellent and trustworthy), ac (~$3500 to completely switch from swamp to central ac), electrical (about $1000 for a new electrical panel), plumbing and drywall.
If you need to purchase windows or doors I would suggest window depot which is based in Tucson. They have the best prices on doors, windows, door knobs, hinges, and granite (lowes/homedepot have cheaper cabinets, but they carry higher quality ones).
If you have just broken window panes, the "glass smith" does an excellent job repairing windows, but they aren't the cheapest installers (although still much cheaper than a general contractor).
If you need general day laborers, the southside Presbyterian church in south Tucson is the place to go.

Hello all,
I've been a BP lurker for a long time. I have finally decided to set up an account and get active on the forum.
I would like to thank everyone who has put their input in the site, I've learned a lot. I feel the need to contribute to the best site on the internet to real estate investing.
About me:
I grew up with a brother 20 years my senior, working at construction sites. Two weeks before college started, I switched my major from civil engineering to aerospace. I went to school to become an airline pilot but transitioned to becoming an air traffic controller for a better family life. I still work full time as a controller but I'm about a year away from completely transitioning to becoming a full time real estate investor. I'm a buy and hold investor with over 30 units in Arizona, Florida and Virginia. I do single family, 2-4 unit multifamily and mobile homes. I primarily buy with cash with a quick 5-10 day close, then remodel and refinance.
I'm always looking to learn and teach or to just hang out and have a beer with other investors.
