I used to use Gloria Estrada at title security. She does a great job and never has a problem doing quick five day closes. 

She has the most knowledge of any title person I've ever worked with (land splits, subject to/or assigns).  Anything unusual and/or I need done fast, she's my go to. 

For your basic closes, I've been using Kim moss at Stewart title.  They have the best fees I know of.  She can probably do anything Gloria can, but when I have a fantastic deal or complicated one, I pay extra.  

Both companies give me the investor/bulk rate discount.  I'm not sure how many properties or what dollar amount you need to do to get that, but doesn't hurt to ask.

Troy, for this trip I will primarily be focused on 2-4 unit properties. I want to get my feet wet first and find good team of subs and/or general contractors and local banking, and also see how hard it is to deal with tenants and the city before I delve into larger projects. I would maybe consider smaller apartments 5-20 units.

Hello all,

I'm an experienced cash buy and hold Investor.  I'm flying up to Chicago from August 10th-15th and will be in search of multifamily projects. 

I'm looking for recommendations for agents, contractors and Handymen.  I would also be willing to partner up with someone with experience with buy in holds in the suburbs of Chicago or Milwake.

Those crossroads aren't bad.  Especially east of Campbell. 

But just south of the Tucson mall is meth central. Think copper thefts etc. Lots of drug activity.

He's a good honest guy.  And you don't have to worry about uncharges/suprises as much.  Obviously, with any rehab, unexpected stuff happens.  This is where most contractors turn their profit.  Not dean, he will charge an honest fee.  Everyone needs to make a profit, but you won't get sticker shock.

If it's just five units. You can buy it with cash, put in a door between the units and make it a fourplex. Then after your delayed financing you can "change your mind" and turn it back to a fourplex. 

For Tucson, Wells Fargo has pretty decent terms for commercial loans.

I do buy and hold rehabs in low income neigborhoods but I average about $10/sqft. I don't use a general contractor, I do all the subbing on my own.
