I will be taking down a Non-Load bearing wall and turning a 3 bedroom house into a 4 bedroom house. There is a window and closet already in this space. I need a recommendation for a great GC in the area that can not just help me with the permits and evaluation, but also be used for future rental property purchase rehabbing/flipping. Went driving for Dollars yesterday and found a house that was definitely not being lived in just by looking at the upkeep of the yard and no lights on inside. Looks like it has potential! So if I am to drop a letter to the owner, who should I address the envelope to? How would I find the owners name? Just Google it, County Website, FB?

Going to a REIA meeting tomorrow night and was wondering if anyone else has found good properties at there local REIA's? There are a ton of properties on the website but I am very hesitant of even looking at these as it seems more like a dumping ground for wholesalers to suck up newbies into not so good properties. I run all the numbers of course before I would even consider anything, but just wondering if anyone else as had a good experience with it? I see a lot of if you purchase this class and if you pay for this course on their website so I am already leery of even considering on the website.

@Josiah Cooper Hi! Not to plug here but @Brandon Turner has an awesome book on buying real estate with little to no money down, and has a whole chapter on HELOC's.. that is what we are using as well! Hope that will help ease some of the worries. :)

Im doing the 90 day challenge and on my 5th day! Long story short, I live in Wake Forest and know the area well and was in construction many years and also have my home inspectors license. If you look at the analysis I did based on what the asking price currently is, am I missing something or is this just an amazing deal?? Duplex with 6 bedroom and 4 bath.
