@Bob Fennel -- welcome! As far as your tenant goes... You cant squeeze blood from a turnip, no matter how hard you try. Even if you gave the name to a collections agency, they cant do any more than you are attempting to do. Been down that road except it was the landlord who skipped the country (supposedly) and we never saw our deposit back. Expensive lesson for you , understandably, but seeing that money again is slim to none. If stores, and doctors and the like cant get money from her, nobody will.  Unfortunately there are people like this in the world, and its happened before, and will happen again. You win or you learn.

I think you want an in-line sub meter. Easy to install and a lot less hassle. https://truesubmeter.com/#benefits is a type. Just google what might work for your budget. Hope that helps.

Hi BP'ers!!

Come have a beer(or your favorite drink), get some food and network with other local investors. This is a great opportunity for new as well as seasoned investors to network and build lasting relationships. People from all areas of Real Estate are encouraged to come regardless of experience level. Residential, Commercial, Wholesalers, Contractors, Flippers, Real Estate Agents/Brokers, Property Managers, Lenders, and Rental Property Owners.

I have selected a new spot for our February meet-up: Hickory Tavern in Cary.  This area only holds about 35 people, so please let me know by Monday, Febrary 11th if you plan to attend. If the head-count by that date exceeds their space, I'll look for another spot. We had a fantastic start to the year in January so if you missed the first one, be sure to mark your calendar for this one! Please tag those I may have missed. Look forward to seeing everyone there!

Everyone, its so great to see so many people that are making things happen here in BP. Again, I cant do it without smarter people than myself and am truly humbled by the people I know and the new people I see that its hard not to be fired up every day about the possibilities!

@Dennis M. Yeah, they are incredibly low for the area. It was due to the owner completely leaving cash on the table by not being involved in the properties as well as the PM not providing feedback to the owner on raising the rents to meet market demand. All the better for me to raise rents after rehab, put tenants in place I have screened and move to the next one.

@Dallas Schwab The power of small banks and personal relationships with the lender. Doors open wide once you find that one person that can move mountains in the loans world. Never take no for an answer and you dont know unless you ask. I just felt like if I kept asking eventually someone will say yes, and they did :)

@Daren D Wagner So the class of properties is C class. Now what my plan is will be to remodel the properties to a B Class property in which turn we will be able to screen our tenants properly who will take care of the unit and treat it as there own. This will alleviate some of that preasure of vacancy due to things not working/being fixed and having accomplished the work of screening up front by putting a valued tenant in there with motivation to stay as my properties will raise the bar for the area and people will want to stay and do everything they can to do so. At least thats how I am attacking the problem. 

@Devin Otway Cover way more ground when you and the Mrs. are both in this together and can divide and conquer :)

Hi Douglas, Can you send me the rent rolls if any as well as any maintenance that has been handled before and after the hurricane? Do you have pictures of inside and outside?
