@Tucker Cummings, finding great deals is critical to your success in real estate investing. Knowing how to find great deals puts the control in your hands. You don't want to be waiting around for a wholesaler/agent to bring you a deal... Plus if they are bringing you the deal you are paying more for it. 

I buy 12-18 houses per year and only 1 of them in my whole career was on the MLS. Finding great deals and having systems in place to follow up with those leads is so important. IF you are going to spend money on advertising: 1. Spend some money to have a decent CRM or automated follow up tool in place. 2. Think long term.. If you spend $1,000 for 12 months, and find a deal that nets you $30k, would you do it? 3. ANSWER THE PHONE, or pay someone to.

Hope this is helpful. Knowing how and where to find great deals has changed my life and I am sure it will do the same for you.

Tanner, nice to virtually meet. I flip properties in the area as well. Sometimes, when I have a deal that doesn't meet my criteria, I sell them to other investors. It's not my norm, but most times it's still a deal. We can connect and I will share any potential deals with you. Good luck!

I would consult a real estate attorney. I have heard there are several good ones in the area. One of them being @Chris K. I have never used him, but we have the same circle of influence. If you plan on trying to figure it out yourself, you should be able to get a copy from the township websites.

Hey Marc, I'm located in Kingston. We do deals throughout Luzerne County. I think it would be great to have a local meetup here in NEPA. I know there are a couple different REIA's in the area. If you make it down to our neck of the woods we hold our meetings on the last Tuesday of the month.

Would you want to make this a monthly meet up?

@Amy , we require that our tenants maintain renter's insurance. We refer them to someone we work with that gives decent rates, and good coverage. Also helps because if they cancel their insurance they let us know. 

If they don't use who we recommend we ask that they provide the declaration page to show proof of insurance.

We are holding our monthly meeting this upcoming Tuesday evening. If it's your first time attending it's free, but there is a yearly fee of $75 if you wish to join the organization. 

Our goal is to provide useful information for landlords, home flippers, wholesalers, lenders, and anyone else who wants to learn about real estate. This group has a MASSIVE amount of collective knowledge.
