Multifamily is the way to go.. If you have a 4 unit building and one tenant leaves, you only lose 25% of your income and can still operate with a margin. If you had a single family home that asset becomes a liability very quickly once it becomes vacant. Single family homes make better flips. 

My strategy is (and has been) to buy single family homes to flip, and using the profits from my flips as acquisition funds for my buy and hold properties.

This is very exciting. The NEPA market has some very unique opportunities if you are careful in analyzing your properties. The only thing that would make this market better would be lower RE taxes. @Amy Engelhard congrats on your first multi! @Christopher Madden did you get in touch with Mindy for us to get the forum? Long time no talk ;) Nice to see you here in the forums. Excited for what you will accomplish the rest of this year. I had the same issue being a Realtor (before I gave up my license), and not having two years income to provide to a lender. The EASIEST and FASTEST way to start getting deals in your situation is seller financing. Once you understand the benefits of seller financing and can communicate them effectively to a seller, your real estate investing career will skyrocket. We have gotten property with as little as 1% down... It's all about the negotiations!

Looking for a roofing company that can put a new roof on a 35 unit apartment complex in Kingston, PA. Looking to take care of this in the spring so we'd like to get quotes now. Please feel free to call or message me if you, or someone you know is a roofer that might be able to handle this job.

I have been a real estate agent in Mesa AZ for the past 13 months, specializing in rental properties. I have helped several investors find rentals with great cash flows and I am ready to start buying some on my own.
