Get with a good commercial banker that does new builds they will help you.. IE tell you what they need to see to approve you for a loan.. the lots are platted but is the UTLS installed and streets completed ?

Yes, the utilities are installed and the street is complete.

I already have the plans for the homes, and the site plans.

Hi Donovan, 
How large is the space where the garage is? A quick search shows converting a space into an ADU in CA can be $240-$400 per sq ft. 

You may want to consider removing the garage and replacing it out right with a complete ADU that includes all Bosch appliances, brushed nickel finishes, quarts countertops and backsplashes, and soft close drawers and cabinets. Some models are $140,000 and estimate installation about ~$30 a sq ft. It also includes a site plan for permit application. 

Although then you are looking at demolition and disposal fees and permits probably, in addition to the new permit(s) for the new ADU.  

Check with the local planning department to see about getting an time line estimate on permits (for either way you choose to go) and they should also be able to do a cost estimate as well.

Hey everyone,

With the laws in WA preventing the state from preventing the sale of ADUs separate from the main home through I believe condominiumizing the ADU (that may be wrong someone correct me if so), I am seeking to get connected to professionals that can help with that process.

I am working on a ground up, 18 lot, deal and each lot will have 1 main home and 1 ADU. When it comes time to sell I want to be familiar with the option to sell the ADU as a separate unit if needed. 

Does anyone know of professionals in WA state that can help me understand the process of selling ADUs like this?

HB 1377 seems to state that DADUs would be able to be sold if it is condominiumized, not sure if that is an option for you or not but it looks like it will be an option soon. Also check with the city zoning to see how many DADUs are allowed, some areas you can legally have two.
