I agree with ADU being a way to build property value and help with cash flow and density.
How did your ADU go? Where at in WA? If in Kitsap county message me and I may be able to help.
I am launching an ADU learning course to help people navigate code and ideally create a great permit application for them. I will be posting more about it soon, ADU Wizard and will be hosted on teachable.com. I am looking for ADU building opportunities as well to offer with the course.

I am looking for people who are interested in developing raw land into homes. Depending on the size and required zoning density it could be either single family or multi family.
The land is raw and needs to be developed, with probably some geological engineering and wetland reports needed.
Ideally I'm looking for developers who want to develop raw land.

I am green, this is my second property.
I was really more interested if anyone has used that company, and what their experience was.
It seems like not many people have used them, but they are a newer company so that makes sense.

I have been in conversation with Belong Home about one of my properties. It seems like a good deal and a decent company but was wondering if anyone here had any experience with them?

One of the things they do, when managing a property, is rekey the home so they and the tenants are the only ones who have keys. As the owner, how concerned should I be about this?

They also take the payments from the tenants, then take their fee out of that and then pass the remainder on to the owner. This seems like a common practice, and am new to all this.

Any insights would be appreciated!

Post: rental property Personal ownership to LLC

I have two rental properties, mortgages on both of them, and want to transfer them to their own LLC's. Is there a way to do that and not have the banks call the loans? Does this happen often if at all? How do I avoid that?
Once I have them under LLC's, I want to have their mortgages changed to a commercial loan or some other loan vehicle. What are the options for that?

How often do buyers/developers need or use a land use feasibility company? I have some background in zoning, critical areas, etc. and also know a good number of real estate agents who tell me they could use someone that does land use feasibility studies for some potential clients, and I am going to open my own company that does this.

What happened? Usually the permitting and construction can take a year or more, so the house may be well worth that $525 by the time its all said and done. I would be interested to know how this turned out.

Some, yes. I e-mailed Tammy with questions about metal homes that are duplexes, and about section 8 and if there were any incentives to build and sell section 8 homes. Do you know anything about that?
