One of the main parcels is 894824456001. It is zoned NC2, https://www.sioux-city.org/hom....
It may be best just to sell it as is also, but if the numbers are better if we develop it and then sell it, we would do that.
Near by there is the Woodbury Heights apartments, and I spoke with someone from the zoning department last week that mentioned those apartments were helped out by the city for development before selling them. The city might be interested in helping rezone it to NC5 like they did for this development, still a conversation to have with them.
Thanks for referring Nic Madsen from NAI United, I will check him out. I contacted a few other real estate agents last week but have not heard back from any of them so far.

I am helping my uncle sell some parcels he has in Sioux City Iowa (I live in WA state), they are undeveloped.
What is the best way to go about this?
They are zoned NC2 which is residential, single family or duplex, and we are looking to get a zone exception to allow NC5 for multi family.
Would working with a local real estate agent be good?
What about approaching development companies instead of using an agent?
I was thinking about making a web page for it also, and posting it on several land for sale and development web pages (if you know of any good ones, please let me know), would that be a good approach?
The longer route would be to put a team together, buy them and build it out and sell it or rent them out. I am open to that as well.
