What does "closing a deal" usually refer to? Also, can someone walk through a typical step-by-step process of closing a deal?

So to get a good selling price for property, one usually compares the prices of similar properties that have sold in the last 6 months.. my question is, where does one get the information about similar properties sold recently?

what does a "unit" refer to? I saw a listing for a duplex with 4 units, which confused me because I thought duplex is 2 units

When people refer to a real estate "team," are they meaning to describe a close group of individuals they work with, or is there an actual legal/business connotation to the term?

Could someone go over a list of required legal documentations during any real estate transaction, as well as the timings and locations for these documentations? I vaguely have some sense of "escrow" and "tenant lease contract" (for rentals) and feel quite lost overall

This might be kind of a dumb question, but when I deal with properties out-of-state, am I supposed to sign legal documentations of the estate transaction process at an office at my state or am I supposed to run over to the state where the estate is to sign legal documentation there?

hey has anyone tried an idea like putting a pinball machine or other similar revenue-generator on property for sale? Does it work?

I know that being able to estimate costs of repair/rehabs is very important, as is being able to estimate ARV, as those factors determine the profit made from a house flip. While I plan on doing mostly landlording, I do also think I can combine some flipping with the rentals for a more hybridized exit strategy. What is your advice for estimating repair, rehabs, and ARV?

Hey BP community! I just recently came up with a first goal for my real estate endeavors. I'm thinking of making downpayment on a small 2-4 unit (duplex, triplex, quad) at Oklahoma City, getting financing from an FHA loan, and living in one of the units with a close friend of mine while renting out the other units to cover the mortgage costs and generate a bit of positive cashflow. Does this sound like a feasible and effective plan? Thanks for the help!
