Hi everyone, really hoping for some advice from the community here.
I have a tenant that is faking an injury (one of these slipped and fell kind of things) and hired an injury attorney. That attorney sent a demand letter requesting information including my insurance policy details, etc., etc., The letter said I have a legal obligation to respond in 30 days, citing the following statute (627.4137) http://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&URL=0600-0699/0627/Sections/0627.4137.html
Note - I have not been formally served, nor is there a claim that has been filed.
I called my insurance company - they said they won't respond and it was up to me.
One attorney I spoke with said I do not need to respond, and should not as it would only hurt my case if they decided to pursue a lawsuit
Another attorney I spoke with suggested I had to respond by law
Does anyone
1) Know definitively if I am obligated to respond to the injury attorney?
2) If I do not, do people have opinions of I should?

I purchased a home, closed early in the month (I know, bad practice) and the tenant paid the old owner rent that should have been given to me. The old PM company said similarly. How do I go get that rent? My buying agent is unwilling to disclose the seller's contact information.

I have recently closed on a quad, and while I received the security deposits for the tenants, the seller won't share any document or move-in photos from when they moved in. What is protocol here? How am I supposed to know what damage was caused by the tenant vs. as-is on property when the tenant's move out? Am I forced to assume it was property and repay the entire deposits? Most leases are up for renewal so this is important.

I have a 15+ SFH investment portfolio and am struggling with the effort required to keep track of the return on each property, accounting for maint, rent roll, tax etc., are there any tools, tricks or websites that automatically can help me see the performance of each property - similar to a mint.com type of website for real estate?

thank you. There has not been any problem with the title, this was just the first time I purchased in cash and literally forgot to buy title insurance.
How do I buy it? I really can't seem to find anyone online that 'sells it'

I purchased a property in cash about 1 year ago, and never bought title insurance.
1) Should I try to purchase it now?
2) How can I go about purchasing it? It does not seem easy to find insurance companies that sell it
