Great question Christine. Ironically, Waco outlawed all new STR's in residential zoning a few months after I created this post. SMH. Some surrounding suburbs still allow it, but the only way to have a new STR approved in Waco city limits is if it's in multifamily or commercial zoning. It sucks. I moved to Plano right after that new law passed.

Waco has some pretty sketchy areas. If you finding anything under 200k in Waco right now, it's probably not in the best area. But that's okay if your strategy is to rent out homes in lower income neighborhoods.

@Bruce Lynn I appreciate your note about the insurance. Currently, the trailer is in the backyard of my former primary residence (now it's an Airbnb as well). Correct me if I'm wrong, but from what I read in the fine print of my homeowners insurance policy, if anyone is injured on my physical property...even outside of my actual house...the liability portion of my homeowners insurance covers that. I used to have trailer insurance, but that only covers damage to the actual trailer and usually that is for traveling with a trailer. If the trailer never leaves my backyard and someone gets injured in or around the trailer then the only insurance I know of that would cover that would be homeowners...am I wrong?

@Bonnie Low Sure. The trailer is 21 ft. long and has a built in full bathroom with a shower, toilet and sink. There's also a kitchennete with a double sink and the original 1955 gas stove/oven still works and looks pretty sweet. The trailer is in the backyard of my house, so we have a dedicated 30 amp plug and breaker solely for the trailer. We have a cleanout in the backyard. This specific trailer didn't have any holding tanks when I bought it. So the sewage goes directly from the trailer to the cleanout via built in plumbing and an extended sewage line. We have a ceiling A/C as most trailers do. It easily cools the trailer in about 30 minutes even in Texas heat. We have two small electric heaters for the winters that make the trailer nice and toasty. We have a team of cleaners who clean it every time a guest checks out and I have a couple maintenance guys who work on it if need be or I just do the work myself. Since I restored it myself I'm pretty confident at maintaining it for the most part.
