Also included a 2 to 3 percent for capEx, which is putting money aside for wear and tear on the property. It can add up if you havw big tickets items to replace 10 years down the road.

What are the most important criteria when considering purchases a house for a fix and flip? Are there any special processes that you go through? An how much do you usually have to put down for the project you and to Fix & Flip?

 Are there any forum for finding investors online or a community that will answer questions during this pandemic?  I've been looking for online resource to chat with other real estate investors and biggerpockets is the best I've come across.

I recently analyzed a property that had a 6.5 cap rate and when i did my calculations the property was being sold for 400,000 less than the predicted value. The property says its going through renovations but would that effect the sales price that much?
