Hello all you BP'ers out there! As a new investor I'm still figuring out some solid websites and resources for analyzing a market or city I'm interested in investing in. I know I'm looking at things like population growth, leading employers, home sales prices, demographics, etc. Can anyone suggest good websites or companies that specialize in these metrics? What tactics do YOU use?????? Thanks in advance!!!

Hello BP! So im interested in buying my first turnkey property out of my area and was wondering if anyone out there could recommend a quality and trustworthy property inspector that I can hire to give the property a once over before I proceed with the next step in a possible purchase. Also any advice from people who have other forms of due diligence when buying out of state turnkey would be helpful..Thanks in advance!!

Hello BP!!! So I just closed escrow on my first house that will be my primary residence in Oakland, Ca with the help and advice from the Bigger Pockets community and just wanted to say thank you! Now its back to business as I am interested in pulling a HELOC as soon as I can in order to start gobbling up more properties to buy and hold for cash flow as well as appreciation. My question is what are some of the best formulas and rules of thumb to analyze a perspective buy and hold deal for a SFR or multi? I have heard a patchwork of different rules and methods regarding perspective rent, capex, local tax laws, etc. I'd like to hear what you guys have done that has worked as well as not worked....Thanks in advance and happy investing!!!
