This is such ******** cuz im dealing with the same thing and everybody is saying the same crap. Why do landlords have such little power? What happened to garnishing wages and all that? If leases are powerless and tenants can leave whenever they want, then whats the effing point? Why is the landlord tenant laws in this country so full of crap?

This is a question for the ages. And so unfair for us landlprds. If u did this with a car payment it wpuld get repod but the government doesnt give two ***** about us landlords to update the laws so we get what were owed. Terrible. I have a post about garnishing wages that i put up that id like to see what kind of advice people give. I do believe you can do it through an employer with the right court documents

@Thomas Harris One of the posts was exactly right... tenants do not have a lot of money saved up so trying to collect on a lawsuit is just a waste of time and effort. The best way to handle it AND the way we handle it is to get him to agree to sign over the full deposit and charge him 1 - 2 months' worth of rent to break the lease. We have built this into our lease so all of our tenants are aware of the expenses involved with breaking the lease. When it comes down to it we try to do our best to negotiate a win-win scenario.
I hate this win win scenario thing. Like why should we as landlords have such little power. This is bs. We should be able to garnish wages, put a mark on their backround check....something. because this is not right. Why do we have such little power in all tgese states????

Why is it so unfair for us landlords? This is complete BS. They should get a mark on their records and be forced to garnish wages

Quote from @Theresa Harris:
Best option is get it in writing that he's gone and check the property first to see if there is stuff left behind. If there is get him to put it in writing that he's left and any thing he left behind is considered abandoned. Then focus on getting it rented. Hopefully he left it in good condition. Once you've cleaned it, send him a bill for costs and unpaid rent and keep the deposit. Chances are you'll never see a dime, just get to keep the deposit.

Hi my tenant skipped town in the last couple days without notice and hasnt paid rent. In georgia the landlord tenant laws seem to say i can go to court and charge them for the remainder of their lease....
also i am not in town so do i need to get a attorney? Or should i wait till i get back in a month?
also, obviously ill win but how do i get the money....garnish wages? I dont know wherr he works....
i can get the summons to court sent to his parents house which is the addrrss on his drivers license..
Somebody in georgia must have dealt with this before....please advise.

The thing is, that they are tearing up the driveway. Also there is a side concrete pad for an additional parking space that i would be losing. I dont know much about city or county property but the previous owner built all this and it is what i bought. Are people allowed to build driveways on city property? Im sorry im new to this
