I’m Joshua Patrick, an approved Homes for Heroes® partner (lender + agent team). Quick PSA for anyone here who is a Hero or regularly works with them:

Who counts as a “Hero”?

Firefighters/EMS, Law Enforcement, Military & Veterans, Healthcare Professionals, and Teachers.

What it is (in plain English):

Homes for Heroes thanks these groups with Hero Rewards—real savings delivered as a check after closing when they buy or sell a home with an HFH team. It works with all loan types, it’s not just for first-time buyers, and a portion supports the Homes for Heroes Foundation.

Typical savings:

The program guidance is roughly ~$700 per $100k of price (often $3,000+ total), and when both the lender + agent are HFH partners, the total benefit can be higher depending on the deal.

Why your clients/friends will care (practical uses):

  • Cover the first mortgage payment for breathing room

  • Moving costs (truck, boxes, cleaners)

  • New appliances, countertops, paint, flooring

  • Or just keep it in savings for month one

How you can help (copy/paste blurb to share):

“If you’re Military/Veteran, a first responder, healthcare professional, or a teacher, there’s a program called Homes for Heroes that can put real savings back in your pocket when you buy or sell a home. It’s a check after closing—use it for your first payment, moving, or upgrades. Want the one-page overview and a quick eligibility check? I’ll connect you.”

Quote from @John B.:

Im having trouble finding a lender that wants to lend a HELOC on an investment duplex in Cincinnati. TD bank is doing my FL rental but wont do OH. 95% of them so far dont want to do investments or if they do, they want first lien position (Fifth third bank). Can anyone send me recommendations? Im not local to OH.

Hi John, depending on the current LTV I may have an option for HELOAN (closed end 2nd)

DM me some more information and I can see I can do.

Hi Megan,

I don't think there's 1 "Lender" that's the best. I think it depends on each scenario, both the borrower and the property.

If you have a scenario that you would like to take a look at feel free to DM me. I can help find that Lender that your looking for :)

Quote from @Ryan Ortiz:

Hey BP what's the average MAX LTV for a bank statement program & how much reserves will a lender ask for?

Depending on your Credit Score, we can go up to 90% LTV. As far as reserves go:

0 Months PITI when LTV < 65%
6 Months PITI when LTV > 65%
12 Months PITI for loan amounts greater than $1,500,000 regardless of LTV

Hope that helps answers your questions, feel free to DM if you have additional questions!

Quote from @Emily Holbrook:

I had a call with a lender recently bc they advertised an investor special 10% down loan. However, he said they put that special on pause a couple of weeks ago.

Anyone here know of any other lenders offering 10% down for investors? I'm in the Hudson Valley area of NY looking to buy in CO or FL (or anywhere the deal is). Thank you in advance!

I have a lender in mind that can help you get the best loan, I have been working with Mackenzie on several investment properties and she is very knowledgeable. Her number is 714-292-5488, https://www.zillow.com/lender-profile/Mackenziealexanderafn/
