hello,

     my name is Joshua Poitras, I am with the Candor Realty Team out of Lowell, MA, however, we currently hold monthly pints and properties meeting throughout New England. I currently manage the Manchester, NH meetup for our team. Our next meetup is scheduled for the night of 4/28 at the XO on Elm St in Manchester NH. The theme of the night is too be 1031's. The plan is to have two speakers, one who has used 1031's to scale their wealth or at least have used it, followed by an actual qualified intermediary to assist in conducting them.

   I am really in need of finding someone in whatever area to speak about how they've used 1031's to double cash flow and appreciation. This event is perfect for networking with other investors, finding deals and looking for funders. Let me know if you can help, I would greatly appreciate it.

Purchase price: $249,221
Cash invested: $38,221
Sale Price: $305,000

A fix flip that Mojo Realty completed back in 2015, just a standard fix and flip. Some of the major learning points were be aware of the type of neighborhood your buying in. Additionally, be very cognizant of spalling, flaking or bubbling drywall. In the end we had to make numerous structural repairs because of hidden waterlogged structural components. All in All, with a small addition in funding we were able to make out fairly well in this deal. Came out to be a very nice project.

Wanted to apply our flipping teachings.

Combonation of Hard Money with Private Investment Money.

Project Management.

Fair Amount of Profit. Enough to keep in the buisness circulation.

Lessons learned? Challenges?

Learn how to assess neighborhoods. Be aware of wet, bubbling, spalling and flaking drywall, its likely filled with water and if abondoned for awhile, the structural members are rotted out.
