Hi Brendan, best of luck in your search! One thing I would recommend is to invest closer to home in the beginning of your journey. Not to be discouraging, but there is often a lot of hype about the ease of investing out of state, when in reality it can be a pain. Especially if you don't have a team in place. Since you're from the Nashville area, I would explore markets like Chattanooga. If you have any questions about the area, let me know!

Best of luck in finding a home that is suitable for you! House-hacking is definitely the way to go if you're just starting out. My wife and I have done it twice with duplexes. We did live-in remodels and used medium-term rental strategies to maximize income. A couple of recommendations: connect with a realtor in your area and learn where the decent neighborhoods are and don't buy a home based on emotion or the "need" to close a deal. Also, look for houses with mother-in-law suites or ADU's in addition to small multi-family. If you have any questions, let me know!

Great advice everyone! Andrew, to answer your question, I've obtained a business license. However, under the co-hosting model and as long as I'm not personally handling money, a PM license isn't required here in TN. I will be looking into doing that eventually though as we scale.

Hello! I'm trying to figure out a way to utilize a large storage building at one of my MTR listings in Memphis. It is in an enclosed gate area that can only be opened from inside the fence so I'm leaning away from using it as storage space while I have other guests staying there. It seems a shame to leave it there empty. Any ideas on what I could turn it into to help generate some extra profit? Thanks in advance!
