Hi Jared. When you get to that point of doing the 1031, be sure to list backup properties to the primary replacement property you’re considering in case you have any issues locating replacement property you want. Also, i assume the property you’re going to buy prior to selling you’re other properties wouldn’t be from exchange proceeds... If you’ve already done exchanges in the past and are familiar with all this, then apologies for the repetitiveness :) Good luck on your move!

Hi Wade. This is totally normal and a situation I’ve heard many times. Heard it numerous times from my own father actually when he was tired of hotels and managing property and wanted out. You could definitely consider doing a 1031 exchange to a DST. You would avoid tax and you’re going to a truly passive real estate investment managed by an institutional property manager. You’ll get the benefits of appreciation, income, depreciation, and no more debt to deal with. Pros and cons depending on your objective. From a personal financial planning perspective, there’s other questions to consider though - do you have liquidity elsewhere in your net worth, do you need liquidity in the first place, how long do you plan to live in the area/city you’re in, do you need income from this money today, etc. If you go the route of hiring a management company, this can be fairly expensive, but you’re still going to have to “manage the manager”...and if it doesn’t go well, you can end up back where you started. But I have seen some scenarios where it worked for some people. Food for thought.
